AIRDNA average daily rate vs what you actually charge

I am just wondering how close all of you get to what AIRDNA says is the average daily rate for your STR vs what you actually charge?

I am seeing anywhere from 150-300night in my area for the same 3/3 Airbnb place.  I was doing estimates based on AIRDNAs avg, but it seems low to me. 


Also, assuming some of you use dynamic pricing, how to do factor that in when you are doing an estimate? Just assume the avg price and make sure the numbers work in your favor and anything on top is gravy?

I get 100% what AIRDNA says.  But then again I'm the only person in this town on Airbnb.  So the sample size is 1.  I'm the sample.
