I am just wondering how close all of you get to what AIRDNA says is the average daily rate for your STR vs what you actually charge?

I am seeing anywhere from 150-300night in my area for the same 3/3 Airbnb place.  I was doing estimates based on AIRDNAs avg, but it seems low to me. 


Also, assuming some of you use dynamic pricing, how to do factor that in when you are doing an estimate? Just assume the avg price and make sure the numbers work in your favor and anything on top is gravy?

IDK if this is possible, but has anyone ever taken a property they have bought and leased it to an LLC(that they own) and then rented the STR through the LLC name? I had a thought of doing that, but I have no idea if its a good idea or not.
