San diego county STR
Hi guys, looking at the latest news on San Diego county's ordinance regarding STR. I hear they are only approving license's up to 1% of the total number of dwelling units of the entire county. I believe less than 10,000. Does anyone know the process of applying for a license and how difficult these changes have made it to get approved for one? Or what is the process/likeliness of being approved? Is it impossible to even bother there anymore?

The ordinance is not county wide. It is for the city of San Diego. You can probably google it, but from memory I will cover the key aspects:
- 1% of units, but Mission Beach is excluded from the Quota
- Good actors have priority. This implies that if you do not have an existing STR it will be virtually impossible to get one because as @Bruce Woodruff indicated there is already a lot of STRs. Assuming that virtually all of the existing STRs get priority, it will leave few, in any, of the quota for new STR units.
- Only 1 STR allowed. I need to read the text to be sure, but I have been interpreting this a per person such that a married couple could have 2. I do need to verify this as we currently have 3, but our intent is to convert one to 30+ day furnished rental. I do not know what we will do if wife and I can only have 1 between the two of us (a marriage penalty would seem unfair).
- It is planned to go into effect in July.
I am sure I missed some item that is important to someone, but suspect I hit the items that would matter to most people.
