House Hacking in CA??

Hey guys, I've been really wanting to get into a house hack as my first investment for myself. I'm currently in Sacramento, CA and I would like to get a duplex here for a reasonable price, however, as I'm sure most of you know, CA prices are....high. Anyways, I'm curious if there's anyone out there that has found you can still buy a cash flowing duplex to house hack in any CA markets? Or would I better off looking out of state? If so, any market suggestions? Any feedback would be great, thanks!

@Tyler Uenaka you could turn a house into a duplex if you converted the garage or basement into an ADU. CASH FLOW IN CA IS POSSIBLE!
