@Karen Margrave They are pre plumbed and pre wired for electrical. I am one of the lead investors! We are actually doing a live demo on Thursday at 5pm PST. Shoot me a DM I’ll fwd the link to the zoom.

 Those look interesting. However; how do you run plumbing and electrical when there's no wall cavities to speak of? Do you have any photos of any installed that have plumbing and electrical?  There's a company building 3D Printed homes in our area, the first in CA I think, and that's one of the obstacles they had to overcome, as the walls are concrete. 

Are you doing sales for them?

Never Sell Caleb! Take the cash out and do it again. The ADU will help you cash flow that property. Get lease agreements in place, income flowing and fight your case for a duplex/mfr unit. Bonus if you can nearby comps for duplex/triplex sales.

Not many comps out there. Your best bet is to put an ADU on a SFR that's surrounded by 2-4 unit MFRs. Then you can try to argue your SFR + ADU should be valued similarly to that 2-4 unit. I've been successful at doing so and also failed many times at doing so.

Just, amazing and how exciting for you. This truly is the beauty of real estate. YOU HAVE OPTIONS! 

A few things:

Sometimes it is ok to buy an asset and have negative cash flow. That said have a plan to improve that cash flow. 

Losing 6k would suck but small in the grand scheme of things.

That anticipated equity you have is only good if you are able to tap into it. Can you do a 1st and a second at the same time. Get the second in the form of a HELOC so you regain some of that 160k downpayment you have.

My goal is to acquire more assets. Never Sell and Refi till you die.
