I'm curious, has anyone had luck or figured out how to cash flow in LA while house hacking in todays market with low money down. I'd like to hear how others are doing it and see how I can figure this out! Thanks for the input.

Hey guys, I've been really wanting to get into a house hack as my first investment for myself. I'm currently in Sacramento, CA and I would like to get a duplex here for a reasonable price, however, as I'm sure most of you know, CA prices are....high. Anyways, I'm curious if there's anyone out there that has found you can still buy a cash flowing duplex to house hack in any CA markets? Or would I better off looking out of state? If so, any market suggestions? Any feedback would be great, thanks!

Hey guys I'm new to buy n hold investing and I'm looking to get my first property in Vegas as a house hack with a 3-4 Unit Multi Fam. I'm wondering if Calculating cap rate really matters with residential properties let alone a house hack deal? 

If it does matter, then lets say I got a 4 unit, when calculating the cap rate should I be using the income from the 3 units I'll be renting out? Or should I include the potential rent of the one I would be living in as well?
