Creating first lease

I landed my first property and just about have it ready to be rented. I’ve used the BP lease to this point but there are some things that don’t apply (off street parking, etc). Can I just remove stuff from the state recommended lease? Do landlords have the ability to make their own leases without any governing body?

Did you feel nervous on your first lease? Feeling a bit like it needs to be perfect but don’t have the legal background to guarantee that.

I was recently told by a person with many properties they have shifted immediately to month-to-month leases as a way to have more landlord control instead of tenant control with the ability to raise rent prices per month instead of a drawn out eviction process. Any thoughts?

I have used https://www.ezlandlordforms.co... with excellent results. They update the state specific leases with all of the new laws for each state.
