I landed my first property and just about have it ready to be rented. I’ve used the BP lease to this point but there are some things that don’t apply (off street parking, etc). Can I just remove stuff from the state recommended lease? Do landlords have the ability to make their own leases without any governing body?

Did you feel nervous on your first lease? Feeling a bit like it needs to be perfect but don’t have the legal background to guarantee that.

I was recently told by a person with many properties they have shifted immediately to month-to-month leases as a way to have more landlord control instead of tenant control with the ability to raise rent prices per month instead of a drawn out eviction process. Any thoughts?

I’ve been using the BP calculators to run numbers on properties searching for a buy and hold. When using the rent calculator and seeing the median/25/75% rent rates for an area, how do you best judge where a property would fall on that range?

Is it logical to compare to what you see (visually) on Craigslist or other places with rent rates for a property to see how it stacks up in terms of quality/amenities?

Other strategies?

@Nathan Belete East of Milwaukee River is a city called Shorewood which is only 1.5 sq miles, densely populated with lots of rentals and top 5 school district in state. Many doctors and lawyers.
