If I have a pre-approval for a purchase in California, can I use the same approval for a purchase in another state?

I hired a plumber to extend downsprout from gutter, and these are the pictures he sent. I am concerned with the extension just sitting on top of the lawn like that. The extension on a different rental I have goes into a drain underground.

If you are going to provide WiFi, then you need the proper protections in place such as a commercial firewall with a content filter. You can set what can and can not be accessed. You also need to enable "guest WiFi" where the tenant must go through a "click-through" and actively agree to your terms and conditions to obtain access.

If you want to do it properly, I would look at the Ubiquity line of products. They are reasonably priced and will perform what you need. DO NOT use the crap provided by your internet provider.

@Dona D. This is obviously going to be a sticky situation because no one wants to hear they are going to have to pay more money to live somewhere. But, if you are gracious about it and make sure to explain yourself, then you should not have a huge problem. Everyone is aware that the economy is not in its best condition. A good idea would be to show comparisons of other places to show that they are raising their prices or cost more money, etc. That way, your tenants will know that they are still living somewhere with the best deal. Be open to questions with them and let them know they can contact you. The nicer you are, the nicer they will be to you. Just act understanding of what they have to say, but make sure they understand you as well. Good luck! Also, don't get discouraged if some people decide to leave because chances are someone else will come to fill their spot.

My guess is that means you can rent to a boarder.

Try furnishing it and renting to a travel nurse. There are a bunch of travel nurse housing groups on Facebook, and you can find a person there who will be happy to rent a room at a reasonable price. They will likely need access to the main house for laundry and maybe more cooking occasionally. Put in some nice furnishings, a good bed, access to your internet, and make a new friend!

Keep working with the section 8 office and make sure you go through all of the motions that are required to get rid of her. File an eviction as soon as you can.

I sat through one of Cozy's payment webinars, and it seems straight forward. However, on the property advertising side I seemed to get much better results from Zillow. So far I can't find anything to differentiate the two platforms other than I got more leads from Zillow. However I don't have any first hand experience on the payment side; if one routinely clears payments faster maybe that would help me choose.

A lot of this depends on the area and the specific property. Some areas and types of property are more likely to cash flow than others. That being said, I've NEVER found a turn key property that actually cash flows and that's without outside PM. In my area at least the only way to get decent cash flow is to buy distressed properties at steep discounts, do quality rehab, and then rent at market value.

This is tough because if he has the funds, then he should be able to withdraw monthly with ease. I would make sure I have a very solid lease written that protects yourself as much as you possibly legally can. Or, just get a normal tenant with a background, credit check, and jobs.

It shouldn't cost you any extra, it's more of a protection. It just required an update in paperwork.
