Learned something new
I learned a very important lesson. When you buy a out of state rental property turn on the AC or heater on as soon as you take possession of property. The temperature in the property should be maintained between 60-68 degrees at all times. Keep the AC or heater running while property is vacant or under rehab. Paying the utilities for that time is money well spent. I didn’t know this and the Indianapolis heat caused the flooring to swell and buckle. Luckily for me, most of the flooring was salvageable and this only added $365 to my rehab cost (replacing the entire laminated flooring could have easily been an additional $4000
