Renting to a someone who runs a counseling group home

I have a property for rent and have been approached by someone who has an LLC that runs a group home, what sort of clauses should I add to the lease agreement? Here I am thinking; liability(I am sure I need an umbrella policy), should the rent be higher? Should the security to me more? What other issues should I be prepared for or at least make sure I deal with upfront?
