Zoning and Rental Property

I am still new to real estate investing and I have a question. 

I have a showing appointment to look at a zoned single-family home that is advertised as having a mother-in-law. The mother-in-law suite could be seen as an apartment as it has a separate second story entrance, kitchen bedroom and bathroom. I just wanted to get more insight from anyone that has dealt with something similar. Should this throw up a red flag for me?

My main concern is, could this potentially become a zoning problem down the road if I rent house and mother-in-law suite separately?

@Kimberly Hammer Call the zoning folks(usually county) give them the address and ask if the MIL was permitted. Some places want inspections prior to renting others do not. As long as it was permitted you can rent it out (provided you get it inspected if required).
