This is my first time renting my house and I'm looking for some direction to where I can find good lease agreement options in California.

There are so many out there. WE just compiled our own with the use of an attorney, using all the ones we had in the past but adding all the new language regarding bedbugs, rent control for SFR, etc. Took a while to get on just as we like it.

When you find one, make sure it is california specific and has wording on the info above.  Make sure it is clear who pays for what regarding utilities, gardener, pool service, pest control, etc.   LEase breakage fees, damage deposit, pets allowed- deposit or rent? etc. 

Do al the research . It will be worth your time to do it right and not end up with a substandard lease.  Also first time renting- ake sure you take photos of every single item in the house- every door, drawer, remote, etc. to show condition.  Best of luck

Managing a rental is work. You can do it yourself when you know the laws, but make sure you do it.  Too many calls from owners on the wrong side of this and paying many dollars to make it right- after the fact.
