@Nick Gann Another vote for the pre-showing application. I'm hesitant, but I like your thought that we're looking for the right tenant, not just any tenant.

I was fearful that listing it in the winter would create this problem, and now that I hear it from you, I realize it's something I'm going to have to keep in mind. 

I was hadn't thought of scheduling multiple potential applicants at one time, but now that you mention it creating some competition, I really like the idea. Also decreasing the no-show rate. I'm going to do that.

Thanks for the guidance. We took good pictures with my SLR camera, but I'll take a second look at them to see if they match up with other comps pictures, good thought.

I really like the thought of calling one hour before the scheduled appt to confirm. I will definitely be using that!

Thanks so much for your reply.

I think we're going to start calling potential applicants, like you suggest.  This personal touch may be our missing link.

I hadn't thought of having them apply before seeing the property. We planned on first pre-screening, then showing the property, then inviting to apply. I'll think about that one. I'm fearful the application fee (for us it's $45) may scare them away. Good suggestion, though.

Hello Everybody,

We've recently posted our 2Bed/1Bath SFR using TurboTenant, which advertises on other sites(Zillow, etc.), and craigslist. We're getting a lot of inquires. We have been scheduling open houses by appt, for those that pass our pre-screening, but have had two no-shows, and no others. Thus, no actual applicants. It's been two weeks since we posted our ad.

We're trying to figure out what we could be doing wrong. Could our rent be too high? We're primarily using email for contact, should we start calling instead?

Any thoughts?

    Hello Everybody,

    I've finally finished fixing up my property in Lakewood, Ca. I't's taken me longer than expected but it's finally ready for interior and exterior paint (stucco). It's a single story, 1,000sq, 2bed, 1 bath.

    If anybody has any good painter referrals in my local area, they'd be greatly appreciated.
