I use Excel to track all my income and expenses for my CPA.

I have a great handyman that I text to take care of repairs. 

Tenants deposit rent directly into my bank account or use Zelle. I don't collect rent.

What app is there for getting a crack head to pay his rent ? How bout one for when tenant takes in stray animals ? Or When they sublet to their buddies ? Or fill the basement with trash ? 
Technology is great and all but we don’t rent to spread sheets ! real world problems are people based and rely on Direct human relations with real people outside of software programs and algorithms.
