Mobile home park thoughts

Here's the skinny...8 mobile homes that bring in a total of $3800/mo on roughly 1.5-2 acres. Asking price is 250k...the homes are in the 25 year range. They are all rented. 

I think this seems like an attractive deal. I'm going to offer a low ball cash offer and see what happens. I would own the land, so no lot rent applies. Thoughts?

I’d have a hard time believing your actual operating expenses are only 800 bucks on 8 trailers on a mobile home park with land .
