@Lance Lvovsky contract says buyer forfeits earnest money.

Realtor is telling me that the title company would not release funds unless both parties sign. Realtor said I would have to sue him to get the earnest money.

Just trying to see for other experiences how the title companies release the funds.

When a buyer submits earnest money, deal goes bad and the contract deadline approaches. What does the title company do with the earnest money. Who do they release the funds too?

@Joe S. I have two condos that I used the BRRR method and have another under contract to close on July 31st. To be condos are excellent. Low expenses and I have been very lucky as they have seem to run themselves, also they are out of state.

To me they are much better than a SFH in that price range just because cap ex isn't a thing with a condo due to HOA fees, just have to make sure the HOA is not over priced.

@Joe S. Go with Condos if your concerned about Cap Ex. Very little maintenance with condos and can cash flow great in those areas.

I have negotiated an off market deal with the owner. We have price confirmed and we have agreed not to use realtors to save on owners end.

This property is in CT, can anyone suggest how to properly close this deal. I am planning on discussing with my attorney on Monday.

@Jaden Adams college is a negative ROI. People are going to college blindly. They are not really thinking of it as a business plan to get ahead, just merely going to go.

I personally decide after a year in a community college that the decision to take on all that debt to have a 70k job was not for me. I worked my way up in sales and now earn over 6 figures with no college degree and best of all not 1 dollar in student debt.

Know with my salary and very low personal debt I use all my disposable income to invest in real estate.

Long story short, you will have people and family tell you that if you decide not to continue you’ll be a failure. Only you know what’s best for you and your ability to be successful or not. I say go for it and pursue something else. The great thing about it is you can always go back if the next road comes to an end. I am know expert but if you have any other questions feel free to ask.
