Leasing Question

Hey All,
Have my first tenant that doesn't want their lease to renew. I us a Auto-Renewing lease and they contacted me that they are going to have to find a larger home since they are expecting another child. But they are not ready to move by the End of the Month (when the current lease ends). So they have requested for me to go month to month with a 30 day out notice. Which they have been really good renters for 2 years now, so I am fine (i think) with doing a month to month with them. I assume I should just sign another lease with the month to month term and notice terminologies and regulations.

Was just curious if any of you all have ran across the before and are there any gotcha or unseen land mines in need to be aware of before proceeding.

The main gotcha is: They are in control of when they are going to move. Say they decide to move on November 30. How easy is it going to be to rent your place at that time of year? (IMO - not too easy around the holidays, not too many people wanting to move, just people NEEDING to move, likely due to eviction or non-payment.)

I would set a move out date NOW (OK, as soon as you can based on the lease), so that you can start showing it ASAP. They already know they need a bigger place, so they should start the search sooner.
