Thanks for the advice. my applications and leases have pets policies spelled out. So, I have never had this issue since I do not allow animals without a pet agreement.

Hi Everyone,

   Have a friend that just started renting his house.  His lease doesn't state anything about allowing or denying a dog or pet.  There was no mention of a dog or pet during the screening process. Now the dog has chewed up the baseboards and window seals throughout the house and damaged the carpet. Curious about what can be done at this point. 

Obviously, the Tenants are liable for the damages (Good luck there) but can he ask for the dog to be removed, and/or just do a pay or quit notice and evict for damages and take them to court.

Wish he would have asked me prior, I have lease agreements that would have handled this situation.  I have never had to deal with this situation, so looking for advice.

Post: Include appliances or not in rental?

We include kitchen appliances but not Washer and Dryers.

I have a vacation rental at the beach and we I use a Smart Things  Hub and a schlage door lock.  I can control the lock remotely, set codes for each renter and have them time out after their stay.  It requires a little setup but once done it works great. You can get text messages when cleaning or maintenance crews some in or out. I do have a manual lockbox just encase it the electronic one fails but I haven't had it fail yet.

Post: credit report before or after showing

I do Credit Checks afterwards. I do simple google forms application for initial screening to rule out people who cannot afford it or who tell me their credit is below 600, smokers etc...

After the showing, if they are interested i get a full application and run the credit.

I use google number and it works great.  I really love the reviewing voicemail on the website and making notes on the record. 

Ok Cool, I did not send a Signed Lease, So I guess we will see.

Hey All,

   I have a tenant that is out of state, approved thier application. Sent them the Lease agreement and requested they send the signed lease and security deposit within a week (actual date).  Prior to getting the lease they were "oh we will send the security deposit as soon as they get approved", Once i sent them the lease they are like well i need to wait 3 more weeks before getting that to you. Now i have not received either one of those, how can I move on and deny them without getting sued... Anyone ever had this type of scenario before or any recommendations?

Hey guys thanks for in the info... Here is some more information that I have found out.

Went by yesterday and posted an Abandonment Notice on the door, while i was there i notice the power meter looked funny. It was upside down with a label from the power company stating that the power has been disconnected. So I called the power company and asked when it was disconnected.It has been disconnected since Dec 3rd, 2012. So with the information about the power and the fact that no furniture is in the house. I should be able to take control based on abandonment, correct?

I have called them several times and sent txt messages and no one answers.

Thoughts???

Hey Guys, have a newbie question. I have a rental property that the tenant signed a 1 year lease in August then called me and said they have to move in December cause the husband lost his job. So i worked out a deal and wrote up a Conditional Lease Termination Agreement. Over the phone we agreed to the terms and set a time to meet to get them to sign the lease term agreement. Well when i got over there they were not there and when I looked in the window it appears they have moved. Just some odds and ins left in the house. I have text messages stating they are moving. My question is how long before i can take back the house? Do I need to post anything for certain amount of time since i have txt messages stating they are moving today. On a second note i do plan on taking them to court for breaking the lease and for the "Stop Payment" they put on the money order for November's rent.
