Tenant wants to sublet — how would you handle?

Hi all!

One of my tenant’s messaged me today saying she put an offer in to purchase a house and wants to discuss subletting her apartment starting in December. Her lease is not up until April. Curious how you handle these situations? I want to work with her (even though not permitted per our lease agreement) but want to ensure there are no downsides for us (eg earlier than expected turnover costs, loss of revenue, tenant I haven’t vetted, etc). Thanks in advance for your wisdom!
