We are looking to save time on meeting contractors at properties, changing locks, etc. and plan to start installing keyless entry locks on our properties that we can manage remotely (i.e. manage codes from our phones or PC).  Any recommendations on what works best, or which types/brands to stay away from?

The Millionaire Real Estate Investor by Gary Keller is great, in addition to the other resources already recommended.  Once you're on your way to your first deal, and if you pursue long term rentals, I would recommend reading "The Book on Managing Rental Properties"  -- great resource for tactical understanding of being a landlord.

Hi all -- my husband and I currently self-manage our rental properties.  What ways have you found to efficiently track both routine (e.g. replace filters, connect with tenants, check gutters...) and new maintenance requests?  Looking for an efficient process that my husband and I can implement, that we can both see/edit, so we're always on the same page.  We use Cozy but unfortunately tenants see all tasks created.  Thanks in advance!

I get it that ignorance is not an excuse in legal matters. But how would a landlord be expected to know that the budding tenant is a convicted sex offender? I'm new to the landlord part of this, heck every part of real estate, but is there a way to determine a person's criminal history via the vetting available as a landlord? I get it that there are credit checks, calls to current and former landlords, calls to employers, etc...but calls to the courts?

We run all new tenants through a criminal and credit background check via Cozy.co.  Sex offender status and any other criminal record would show up here.  You can also Google -- it's public information (search something like "sex offender database").  We have also recently learned (the hard way) that we should start considering doing background checks on "inherited" tenants through a property purchase before renewing their leases.

Hi all -- In my 4-plex, I have a tenant with 2 large flags draped over his 2nd floor balcony -- both very clearly express his viewpoints on certain topics. I have received 2 complaints regarding one of the flags; they feel the large size make it seem his viewpoints represent the entire building.  While they don't bother me, I want all my tenants to feel comfortable in their home. I don't have anything expressly written in my lease against this and I worry if I ask him to remove one or both, it will be a violation of the tenant's freedom of speech.  Any recommendations?
