Refi w seller holding the note

Seller will hold the note . this is my first venture w seller financing . I am hoping to refi within a year but are there specific lingo that should be in the contract so that when i do approach the nanks i dint run into issues as seller will be holding the note ..... any advice ? 
is it difficult to re fi w this type of buyer / seller structure w the banks ?

@Ralph Poirier, I wish it were so! I’d love to have enough cash flow from my short term rental to pay it off that quickly. No, the seller wants a balloon, and also said he’d be willing to reconsider carrying the mortgage longer. He doesn’t want too much cash back, due to taxes. At any rate, I will plan to refinance with another portfolio lender in the future.
