Seller will hold the note . this is my first venture w seller financing . I am hoping to refi within a year but are there specific lingo that should be in the contract so that when i do approach the nanks i dint run into issues as seller will be holding the note ..... any advice ?
is it difficult to re fi w this type of buyer / seller structure w the banks ?

Thank all . Im not converting . The property in going to look at has been already converted to all electric heating . Most properties offer gas heating , oil is not favoured in this area but I'm a bit skeptic of electric .. if it would be a deal breaker fr tenants ... but i do think it will rent for less to offset the higher utility bill

One u it is 4 bedroom townhouse - this may be a lot to heat via electric

Other 2 units are smaller

2/1 and 1/1  so i dint forsee  this as a major issue ...

also the current seller has the units posted fr rental listings ... not sure if this is okay as I'm seriously considering the purchase if the numbers work. Tenants may already br in w a set agreement from seller . The ROI would be set

all opinions and advice are most welcomed w thanks  !!

Hi

Location : easton Pa

Im looking at a multi unit and its all now converted to electric heating

My concern is acquiring tenants and keeping them . I know that electric is more than gas but how much more that it would deter rentals ?
