Does lease apply with new PM?

Hi,

I am trying to understand if I am allowed to enforce a lease that was signed with other PM.

The background is:

- I bought a new rental SFH with the tenants. The SFH was managed with PM "X".

- The tenants have a lease until 31 JULY. 

- I closed the deal at 31 MAY. Then I switched PM. let's call the new PM, PM "Y". 

Does the tenant's lease is applied with the new PM?

For example, if late fees with old PM, defined to be after the 5th each month, Am I allowed to enforce it with the new PM?

@Idan Narotzki, the lease runs with the property/tenant, not the PM. Which means that lease is the one in place until July 31.

You can ASK them to sign a different lease, that perhaps has different terms, but they can absolutely refuse to sign it. They have a lease in place.

Since the lease runs with the tenants, you can and should enforce the terms in it.
