Post: Who should pay for yard cleaning?

Hi all, 

Wanted to consult with you, since this situation frustrating me: 

My PM cleaned the yard's on my expense (100$). 

To her words: "The neighbors next door moved out and had tons of crap on the front of the lawn and it carried over to our yard making the place look terrible. I had my lawn guys go over there and help remove the items. The tenant needed help and had no one else to help her so I had my lawn guys go over there" 

Is it acceptable that the landlord should pay on this kind of stuff? To me it sound obvious that the tenant should pay, but as an out of state investor (SFH in KS MO), I would love to get another opinion.

BTW the tenant paid only 600$/1090$ of her rent, and we allow her to pay the rest at the end of the month due to Corona.

HI All!

As an out of investor wanted to get some perspective from your wisdom: I've got occupied SFH, and my Tenant is not paying:

I got 250$/1090$ for May

and 600$/1090$ for June.

My Tenant got fired on April 27th (corona...).

She said she entitled for unemployment fee (*pic attached), but she is waiting to get it. Does it make sense that she wait almost 2 months for it?

The PM and thought about some payment plan, but kind of wait until she'll get the money. It is taking more time than we thought. I am asking myself how long should I wait? I want to be considerate, but I also need this rent.

What would you do?

So far The tenant got in in December in paid each month until May (with one time having 2 days delay).

Hi all,

My Property manager in KS MO (64138) has just let a new tenant to move in (with a lease of course).

The SFH size is 3 bedrooms with about 1250 Sqft.

I was updated that the tenant is 25 years old and has 2 dogs. She will be the only tenant.

The dogs less worry me than the fact she is one person. Does it make sense that a person rent 3 bedrooms SFH?

My PM told me it is not usual in that area. But it sounds wierd to me.

What do you think? Have you experienced something like that?

Also, The tenant has no criminal records, provided 3 months paystubs, and earn more than 3 times rent.

Hi all!

Does anyone have any cost estimation for that? (install a cap cover for the gas furnace flue on the roof)

The PM has it is on HVAC guy, that asks for 425$, but it sounds a bit expensive.

Recommendation for a great HVAC in the area (KS MO 64138), also will be highly appreciated!

Hi all,

I am an out of state investor, having SFH in Fairwood and Robandee neighborhood.I am working with the Property management company. It is my first rental property, therefore I am very curious to know how things work. I would appreciate your perspective/comments/tips!

1. My house is 10 days on the market, and got 16 contacts(in zillow), is it good? bad? OK? Yesterday we lowered the price.

2.Is there anything I should/can do to promote it more? or check the PM?   I saw the adds on different websites (Zillow, Trulia Etc... ). In addition, I was told there is a sign on the place. 

3. Is there any significant change with the demand between October to November?

Hello,

I just found out that I need to replace my water heater. 2 months after Inspection. 

In the inspection report, the inspector wrote that its condition is "Satisfactory". 

Unofficially, when I emailed the inspector to ask specifically about the water heater, he said it looks pretty new and I don't have any reason to worry. Now, I was told by my PM that I should install a new water heater since the old one has issues. In addition, they say that it looks over 20 years old. I saw also a picture with 1998 tag. 

Should/could I force the inspector to take responsibility? Can I do anything with it?
