Section 8, Scary or Not

Looking at a four-plex that all four are currently section 8. The numbers look good, two the tenants have been long term, two new ones.

At first look the section 8 looks like no big deal, should I be worried by this?

@Eric Peters I cater directly to section 8. My philosophy has always been control what you can control. My company is very strong in maintenance and repair but making a tenant pay was out of my control. My biz model is fairly different and a sub niche of section 8 where our normal tenant dosnt pay a portion so never a worry on getting the rent on the first. I have also seen a huge trend with these tenants staying indefinitely. 1 move out in 5 years on a pool of 80 units. So personally I Love section 8 and build every unit with my biz model in mind.
