@Kiera Underwood I would loose direct control of my investments by moving into other areas.
@Andrew Angerer Fully agree money is so easy to get it’s driving prices up in my area. Seems like a good time to save my pennies and wait for another dip or a market crash would be ideal.

@Eric Peters I cater directly to section 8. My philosophy has always been control what you can control. My company is very strong in maintenance and repair but making a tenant pay was out of my control. My biz model is fairly different and a sub niche of section 8 where our normal tenant dosnt pay a portion so never a worry on getting the rent on the first. I have also seen a huge trend with these tenants staying indefinitely. 1 move out in 5 years on a pool of 80 units. So personally I Love section 8 and build every unit with my biz model in mind.

@Clint G. I use the defiant locks from Home Depot. They use the same key as kwikset. You can get a re pinning kit online and watch a few YouTube videos. I created our own master key system where one key opens every unit and changing the lock pins is a few pennies at max. The big savings came when I found a used key duplicating machine on Craigslist.
