Thanks everyone. This is not a old beaten place. This is a nice new townhouse. Some of it is valid. But, anyway thank you all for your comments.  Maybe, some of them are  legitimate, but it surprises me how come a tenant calls just one day after he deposits the rent or one day before. He waits till the 24th when he deposits the money to send a complaint.

I lived there for 2 years and I never had any problems. Its a beautiful town home and I had to rent it. There was no problem everything was working fine, except the Microwave which had buttons gone and I had to really replace that one even though the Microwave was a good GE one. 

How come just a tenant alone thinks that it is not working or leaking. I never had any leaks when I lived there. Moreover, I had replaced a  an old dishwasher after I bought the property and replaced it with a high end LG dishwasher. I myself am a fussy guy, and I like to have everything working, and this guy seems to be really just trying to give me a hard time I suppose.

When I lived there, there were no mice or Squirrels. OK, this is something genuine and probably we will have to see what he comes up with next month.  It looks like every month he comes with one problem or the other. So, it does not make sense.

But, thanks everyone for your response. I have rented several homes before this and nobody has complained to me every month when they paid rent. 

My tenant is constantly complaining every month before he deposits the rent amount or after he deposits the rent amount. He has one problem or the other which costs me around $300 - $500 every month, which he is incurring?

First Month - Refrigerator Leaking - Fixed it

Second Month - Microwave is not Heating - Replaced the microwave

Third Month - Heat is not good enough - Got a company to check the heat

Fourth Month - Plumbing issue  (Water bill high) flapper was gone jhad to replace

Fifth Month - Squirrel in the Attic

Like this he is giving me constant stuff and every month I have to incur a lot of money to get it taken care.

So, how do I deal with this tenant as I have his lease until July. He pays the rent correctly and on time but he expects like this. How to handle such tenant?
