Importance of school district of a rental property

Every book I read about rental properties talks about the importance of a good school district. How important is it really?

Is a bad school district an immediate no-go for you or is it just one of many factors that you consider when purchasing a rental property?

I’m seeing many properties in my area with schools with a 4/5/6 rating. Should I stay away from these or simply factor that into my overall assessment of a rental property?

Doesn't matter...to you at least.  It matters to the tenants though.  Now those two statements may seem counter to eachother, and they are, but what matters to you isn't based on the school district...it's based on the $####'s...as in Cash Flow.

If the property cash flows, it cash flows, regardless of the school system.  How do you know if the schools system matters to the tenants?  The Cash flow will tell you.
