Every book I read about rental properties talks about the importance of a good school district. How important is it really?

Is a bad school district an immediate no-go for you or is it just one of many factors that you consider when purchasing a rental property?

I’m seeing many properties in my area with schools with a 4/5/6 rating. Should I stay away from these or simply factor that into my overall assessment of a rental property?
