Tenant is 9 days late and stinks.
Inherited tenant in a duplex. Rent is $600. Not high dollar stuff here. She’s month to month.
She’s nasty to me and always has been. This is my 4th or 5th month and she’s now 9 days late. This is an out of town property. Do I hire a PM or put a notice on the door or what? I’ve never had to boot anyone this is new territory so I must ask questions!
Looking to hear from other people who have properties in other markets thanks!!!!

@Luke Carl I think getting a PM would be a last resort for me to save on expenses. You need a new tenant that will take care of your place and pay on time.
I would give her the notice and cut her no slack so that she becomes a better tenant or you get a hopefully better one after she leaves or you evict her.
