Shared laundry room/ flat fee

I was thinking about having a room in the basement of our 5 plex with a washer and dryer. We would have a lock on the door and charge a monthly fee of maybe 30.00 so that a tenant will have a key to the room. Is this something any of you have done? Looking for ideas and input as we have never done this before but we thought it would be a convenient option for our tenants. Thank you!

Nope. Too much headache. Either build it into everyone’s rent or go coin op.

Tenants will borrow the key from others, get a key cut or collude to have one pay and split the costs. Not to mention the headache of collecting a key when someone decides not to pay this month or wants to next month.
