Need help vacating a couple in California
BP, hope everyone is doing good, so my question is i have this couple that are staying in my duplex that owe me 2 months of past rent and they have no plans on paying or moving out. i just served them with the 3 day notice to pay or quit. my next question is do i serve them the 60 day notice to vacate after the 3 days or should i just get an attorney to take over my case? thank you for your time.

2 months and no payment , geez dude your way off ! The pay or quit should have been served after 5 days and eviction started on 15 th . Even in Cali it shouldn’t take that long . Immediately evict these grifters stop waiting around hoping and crossing your fingers ! If this was my place the tenants would already be homeless living in a refrigerator box
