disability SSI/ multiple tenants/dogs questions
Ok have one tenant now who is recieving 700 a month in disabilty and SSI he wants to move in with his mom who also gets 690 is SSI and his wife who works 40 hours a week at BK and has been there a year. How do I ask about his income and what documents show I require to get this.
Also since all 3 people will be living there do I need to run a credit/eviction report on all three? I would have to do 3 seperate reports and require a 25$ for each time so I would need 3 checks for 25$ each to run the report. I am nervous about renting to this many people because what if one moves out?
Also he has two small dogs a poodle and sHitzou, I am worried about liabilty if one was to bite the upstairs tenant etc. Also I can require a non refunable pet deposit of 200 or increase the rent another 25$. I will do that but am nervous of liabilty. The floors are hardwood so not too concerned about them being destroyed..

Yes - at least I take that approach with all potential tenants.

Please don't tell us that you will accept a check from some total stranger, who probably will have bad credit (very common with those who are tenants) - before you even know whether they are creditworthy!
Cash paid to you when they hand you the application, otherwise the application is considered incomplete. If they want to use a check, they can go to their check-cashing service or to the bank and get cash - so that you get cash.
And please repeat, until you catch on: I will not accept checks from anybody with credit that is suspect.
