Need help ranking this tenant
Hello, I've just ran my first couple of credit reports in trying to find a tenant. I'm starting to realize how hard it is to find an ideal tenant on paper. Most people have had recent bankrupcies or delinquent accounts. I'm beginning to think that no ideal exists out there! So far, I've had almost over 15+ showings and only 3 applications. From the applications, I've found one applicant that seems the best, but I just don't want to "settle" and at the same time, I don't want to keep waiting on the perfect tenant if none exists.
Can someone help me rate this portion of the credit payment:
In 2010, 30 days late in May.
In 2009, 30 days late in Aug, Oct, & Dec. and 60 days late in Nov.
Are the recent lates a concern as it seems like there are no other lates after April?

30 days late on what?
Student loans? Victoria's Secret CC? Cable company? I'd ignore a few lates. Rent or car payment? Then I'd reject the applicant.
Credit isn't everything. What do the current landlord and the prior landlord say about their behavior as a tenant?
Did you verify their income? Run a criminal background check? See if they have any evictions on their record?
I've got a few tenants with excellent credit, but they are few and far between. You have to look at what they are paying and what they are not paying.
