I guess my concern is that I would not have paystubs to verify income.  In your screening criteria, would this be equal to others who have verifiable income?

I have a potential tenant who has found my rental from out of state. She's moving for a well respected, good job here which puts her at 3.5X income. Her current verifiable income would only put her just under 3X. Letter of job offer is what she was offering as proof. Her last rental history was 7 years, which is a plus. 

CA law allows us to collect one month's deposit, which she would max out at, since she has pets that I'm accepting. 

My concern is, she would not have verifiable income and I would have to go on references and employment verification alone. She also has not seen the house in person and does not know the area. Personality wise, she's very forward with getting the rental as well. 

Thoughts and opinions appreciated!

As an update to this post, the tenants have sent me 30-days notice and everyone is leaving including the roommate. So, that was easier than I expected. Now, time to roll up my sleeves and plan to update this unit and get it on the market again. Fingers crossed that I get another great long term tenant.

Hello Everyone, 

I am a property owner in which I have been renting out to long time tenants (10 years or so). Every year when the lease is up, I would ask them to sign an extension for a year. I have not done this since 2017.....But ever since, they have been still paying the rent on time and have been great hands off tenants. 

The situation now is more complicated because they are deciding to maybe leave a roommate behind.

They have not told me their definite plans yet, nor have they given me any sort of notice. On top of this, I'm considering purchasing another home in which underwriting (maybe 3-8mo from now) would probably want me to submit a current signed lease.

I know I've committed the ultimate mistake by not having them sign any lease, but any advice as to what next steps should be would be appreciated. Their lease cycle would normally be up end of July.

Tenants in my rental are not getting along with their roommate.  Two of them are brothers (tenant A&B) and are planning to leave.  I have been getting rental verification requests from other properties they've applied to.  The 2 brothers moving out (tenant A&B) say that once they find a place, they will give me plenty of notice, but say they do not want to tell their roommate (tenant C) that they are looking until they find a place, because tension between them is already high and they don't want to make things worse.

My concern is, that these tenants have been in my property for 10+ years.  Originally, I approved their application to rent my place based on Tenant A income.  He was able to pay for the rent on his own income.  Tenant C, could not afford the place on his own, but since there were 2 other roommates, I thought it was ok.  If both tenants leave, I am worried that tenant C will be on his own, unable to pay for the rent and with the eviction moratorium in place, I'm unsure what to do with the lease which ends in July.  I'm suspecting the 2 are planning to leave around the time the lease ends or leave earlier and give me 30 days notice.

What are the next steps I should take or do I even have a choice?  Can I ask for a another credit check for the single remaining tenant and based on that, ask him to sign a new lease?  Any advice for next steps appreciated!

Hi Everyone. 

I had long time tenants of >5 years who always paid rent on time and has caused no problems so far.  In the middle of the lease, one of the roommates moved out.

Now, the remaining tenant has moved in another roommate. The previous lease is already up, but my request for them to both sign a new lease still hasn't been completed.  Rent still gets paid on time, but basically there is a tenant living in the unit who is not on the lease.

It is terms for eviction as in the lease there is wording that they are in violation of the lease. But it seems harsh to threaten eviction for a long time tenant who has not caused any other issues otherwise, or is it?

I just want my new lease signed.

Hello, I have a situation where I've been renting to 3 roommates for 2 years on one lease. I increase rent $25/ mo each lease renewal year in order to keep the good tenants. This year one person is moving away, so the other 2 decided to give me 30 days notice. Now, they've asked me to consider lowering the rent $75/ mo in exchange for them renewing the lease with the possibility that if they find a 3rd roommate, I can increase the rent back to the original rent + the increase in rent.

My question is: Would you consider negotiating or try to find a new tenant in hopes of getting higher rent. What things would you consider?

Hello. I was hoping to get advice. I currently rent a sfh to 3 roommates. They all share and pay rent as one tenant and have 2 pets. Turns out that when the lease is up they want to renew with a new roommate. One previous roommate is leaving and taking one pet with them. Originally I would credit and background check the new person and let them deal w the deposit exchange among themselves. What would you do in this case? Refund partial pet dep. Credit check background new person. Then sign lease renewal for 3?
