Conditions to renew lease for a sale house?

I am renting a house that is going to be on sale soon. My lease will finish at the end of this month and I can move out or renew a 12 months lease while the house is on sale. My landlord will increase the rent 10% if I want to renew to make to house attractive for future landlord. 

I prefer to renew the lease since I have a newborn baby and my wife is still not fully recovered. I have found a good house to relocate but relocation for me is a big hassle. 

On the other hand I don't want real estate agents destroy my life by open house and showings. Therefore I am thinking to ask my landlord ask a few clauses in my renewal lease agreement to limit these disturbances. 

What do you guys recommend me to do? 

Can I limit to one open house in a month on Sunday afternoon?

Can I ask 48 hr notice for weekdays showing from 5-6pm ?

Can I refuse to let them take a picture of the house with my stuff for online listing? The landlord do have a pictures of empty house

You can ask him to write that stuff in the lease but I doubt he’ll agree to only show the house from 5-6pm.

That makes it very hard for buyers to see the place and harder to sell. I would find something else to ask for that wouldn’t impede him marketing the property like an improvement to the unit.
