I currently have a tenant that is on a month to month arrangement. He was on an annual lease but asked to go month to month, and I accepted at a higher rate. Can I ask him to leave at anytime? I believe the lease indicates 30 day notice is required. Any other considerations in the state of NJ? Thanks for the advice in advance.

Hi, I purchased a house and spent 40k on renovations.  My contractor is a little pricey compared to others but is reliable and does excellent work.  Let me know if you want his contact info.

Hi all, can anyone recommend a good accountant who keeps abreast of real estate tax law, communicates well, and is attentive to his/her clients.  I'm in New Jersey and figure having the accountant close will make life easier.  Open to suggestions otherwise.

The basement would make it a 3 family. I'm considering approaching the town to have it converted to a 3. Issue is they require the lot size to be a certain size, and I provide parking for 7 cars. Anyone have experience with convincing the town to overlook the lot size, I can provide more parking area.

Hi all, finally bought my first multi-family in Northern NJ. It is a legal 2-family and I now have both units rented. The rents cover my PITI, but I want more! The property is a colonial with a finished basement. I just invested 5k to do some renovation down there, I posted on Craigslist and have allot of interested for $1,000. Here's the issue, because I am not an owner occupant the town requires an annual fire inspection. I am fearful the inspector will require to get into the basement apartment and realize it is rented. Also, the town requires a permit to park in the street, they address this through requiring a CO for each new tenant. What to do? If I rent the additional funds will make this a 10% return, I'm currently at 6% without the basement. Anybody have experience with how the inspector may react, what the consequences are and possible penalty? Thoughts?

What kind of work so you need done and when.  I have one working on a property for me so would hate for you to steal him away I'm the short term ????
