Illegal tenants and the law

What should I be concerned about legally if I inherit tenants that are not legal citizens? I'm currently trying to verify the tenants citizenship status with the current owner, but in the meantime I'm trying to figure out if there are any safeguards I can take. They are currently month to month. We plan to rehab and move out all tenants eventually, but I do not want to get myself in a bad situation. Someone mentioned on another post that at least in CA, if a tenant gets deported, it could take months to evict. Not sure if this is true in Az as well.

Chris is absolutely right you have a lot more rights once you live in one of the units if it is a small multi family.

My main concern is you mixing non citizens with illegal immigrants.  Legally there is a huge difference.

I have done a huge amount of volunteer work with refugees.  I guarantee you if a large apartment complex requires people to be citizens the legal battle would be on.
