@Christopher Phillips sorry for the delay. There is mention to monitor the carport, but  it does not specify for leaks.

@Jason Bott I will have to go back and see. Talked to somebody at my realators office and there going to go back and look at the disclosures.Didnt really tell me if anything could be done. Said he wanted to check the out first. Realties of a small time investor. Always learning something. Thanks for the reply.

Oh, brother BP,

 Moved into our triplex September 6th and about a week or two ago, not sure, but I have it written down, one of the tenants told us there was a leak. She asked my husband if he knew this when he bought the place, and asked if he had had the  the roof checked. Ofcourse, we had an inspection. She also to my surprise stated the old owner knew because she had reported the it. 

The old owner claimed he had no knowledg of damage on the disclosures. I just had the roof inspected and the roofer says it is the carport cause the leak. Where the flat carport meets the roof it is puddling and getting under. 

The roofer said that there is no way that someone didn't know about it because the carport top had obviously blown off and been renailed. He said an inspector should have caught this. The carport wood is rotten and needs to be replaced and a couple of strips of the regular roof.

Do I have any recourse with the old owner. We closed August 28th. Is he liable???

I'm writing this on the fly because I just found out. The roofer says that  likely  insurance won't cover because it is prior damage. I need to go back and review he inspection!

Hello Everyone, I'm in Mesa Az near Phoenix. We just closed on our tri-plex and are ready to remodel our first unit. We want to remove the small wall between the kitchen and living room and need to find out if it is load barring. How do we find a structural engineer? I did a preliminary search but no luck. Any referrals? Not sure if it's allowed to provide that info openly, but pm me if you know someone you trust. Thanks!

Cody L. Thank you, I'll look into it. Many of the people down south haven't even had a chance to evaluate their homes, so I think it will be awhile til we know the longterm situation.

Cody L. was wondering how Harvey affected you. Glad it wasn't bad for you. I think it's too soon to tell how many people will need housing or not be able to find it. I know many people with no home to go to. My mom got over two feet inside and 6 feet outside. She had to be rescued by boat. Many people I know in SouthEast Houston cannot go back to there homes. My mom doesn't know what she is going to do next. Would you pm me?

Tom Cooper yes, I guess BP is last thing on people's minds. My mom was rescued by boat and buses to the convention center. Hope you stay safe.

Yes, I'd like to here more about those in Houston. I posted something earlier and did not hear much. My family is out there and it is not going well.
