I think a little back ground might help.

The best scientific research on the topic has proven people that have pets live longer.  So a doctor's note is easy.  It is sort of like a doctor saying people should exercise.  At least 20% of the American public have a condition that might be made better by having a pet.

Since the passing of the ADA public policy has been that many costs associated with accommodations should be spread over the public in general and not just the individuals that need them.

In short... raise the rents to everyone enough to cover the costs of damage associated with services animals or pets that tenants claim are service animals.

Also if you own a commercial property don't ask the person in the wheelchair if they can walk if they ask for a ramp.

If anyone wants to make a short term play in the stock market, then this is probably as good of time as any.  After the earnings blackout period for stock buy backs are over during the next couple of weeks stock should rebound some.

My previous comments still apply but short term profits are still possible.

Start working on a relationship with a title company.  If you do enough deals and NEVER play games you should be able to get to the point where you can call someone at the title company and say "I need you to open title on 123 Jones in McKinney.  The signer will be John Doe.  Text me with any issues or just email me. Thanks!"

If you are a real buyer it is in the interest of the title company to start with the title search and commitment prep.  It saves them time is they immediately find a deal killer.

On the other hand, if you are trying to get a title search on 100 properties that will be auctioned off each month just pay a service.  There are companies that provide that information the same information to lots of people to reduce the cost

I have been in real estate long enough to know where this is coming from and where it is going.  If mortgage rates were now 15% complex tricks might make or save you enough money to bother with them.  There has not been enough sudden increase in rates to even consider the kinds of techniques your are attempting to describe.

Since you do not know how to even explain what you are wanting to do, THIS WILL NOT END WELL.  The downside could include total loss of asset and a mortgage fraud charge.

@Chingju Hu   As long as you are planning for a long term investment you are probably ok anywhere in Collin County.  I normally do not suggest people pay retail for properties in Collin County for rental, but that would probably be the easiest for you.

I would actually stay away from Princeton.  It is cheaper but the area is flooded with brand new rentals.

I know I am old, bitter, and jaded.  BUT I really do not understand the basic premise that cause people to think small distant requirements make people safe from people who have committed crimes.

First.  He has legs.  He can walk.

Second.  He probably has a car. He can drive.

Of course, I do not even believe in sex offender registries because we do not have murderer registries or robber registries.

For those that have assumed he is violating some kind of rule or law because he lives there, it is extremely unlikely.

People should also be aware convicted felons live in all kinds of neighborhoods.

@Chris Mason  Generally... you are correct.  BUT in this case there is concern that the problem could be structural which could lead to a decoupling or even worse a reversal of the effect you mentioned.

The fed is likely to keep rates at this level or higher.  That will not allow mortgage rates to drop.

In short... this is what happens when the economy is artificially stimulated for longer than is should be.  A trade war was probably the worst thing to do at this point.

Foreign investment in the US is dropping like a brick.  The next shoe might be long term US debt.  We should be watching Xinhua and NHK for hints on what direction China and Japan are planning on going.

The unofficial channels do not seem to be heard in Washington.  Believe me Jack Ma would not be screaming the 20+ year trade war message without talking to the top leadership in the Chinese government.

Most of the builders on the US 380 corridor have no limits on sells for rentals.  There are many cash investors in the area.  The market is probably over saturated with people you are going to have a hard time competing against because they paid cash at cheaper prices than you can get a house for now.

I have been saying for a while do NOT buy new construction in our area planning on renting it out.

Of course, if we get Amazon HQ2 then we will all wish we had bought more properties.

@Trevor Rockhill  I like Greece because I think, it is cheap and should move up from here.  I would say Sweden seems similar to DFW at the moment.  Values have been increasing in recent years.  You might also consider that Texas real estate and Swedish real estate are both tied to oil prices more than most other markets.  It would actually provide a little less benefit than some other places if you are trying to diversify.
