Experience with switching PM

Id like to hear some of BPs experiences when it comes to switching PM for any reason. How was the process, was it a pain in the butt, hard feelings, took a hit in the pocket etc?

Also,although it doesn't seem too conducive, has anyone ever had two PMs in relatively the same area?

I switched last year because my 1st company sucked. First thing you gotta do is read and re-read your contract with your current pm. The biggest hassle I had was a 45 day notice clause to end contract. This is could be awkward because it means you have to work with them for essentially 2 months while you switch over. My new company is awesome...Once I sent the old company my notice they sprung into action...they changed the utilities, worked with the old company on escrow accounts, etc. Don't let the thoughts of hard feelings stop you from jumping ship if they aren't taking care of your business. It's just business. If your best interests aren't theirs, start looking for a new pm company immediately. 

I did have to pay my new pm company the minimum charge they levy as they essentially waited around for the 45 days to pass..

My 1st company sucked because I don't think they were doing good enough tenant screening, and letting animals into my place. Lame tenants that would start paying late around the 3rd month, have all their friends move in...If my old tenants clogged a toilet, or broke a window or wanted new door knobs because my tenant broke up with their significant other, they always took care of them on my dime.

If you have ANY doubts about your PM company, and you discuss it with them 2x with no change, its time to go. They aren't serious about your property.
