Hey Dallas,
What are your goals for the property? I guess what I'm trying to ask is are you a cash flow investor, ROI investor etc. Will you be living in the property? Will you be managing the property yourself? The good multifamily deals that cash flow pop up from time to time but they go very quick. A 160K budget will buy you a decent duplex in your areas but to find any multifamily may be tough. There are pockets of Westerville that I like that have duplexes and 4 units and they are 170-180k range that are decent that rent for 650-750 mo. Reynoldsburg is another area that has some duplexes that are around 160k range that rent for 900-1000/mo per side. NW Grovecity/SW Columbus has some decent single family properties as well.There are a few good spreadsheets in the file section of BP to help analyze properties that you may be interested in.
