  No I did not. I chose to keep managing them myself. I will likely continue doing this until I get a couple more properties  As long as I continue to build a good team around me with Handyman and repair man I should be OK, but I am always looking for a good reliable and reasonable handyman.

 Nothing to buy as a rental. Prices are too high and rent charged doesn’t correlate unless you buy in D and warzone areas.

For people that are finding rentals that cash flow for under $150k, are you finding anything better than 1% deals in B or C class areas? I'm struggling to find deals between $80-120k that cash flow that are getting better than 10% return on cash. Curious to see if others are having better luck.

Thanks @Dawn P. and @Jim Adrian.  I am going to paint the ends of the house also.  I'm thinking of painting the storm door a burgundy red color.  What color would you suggest painting the ends if I went with black shutters and a burgundy door?

Here is the before picture...  I used a virtual roof image to see what the black would look like on it.

What color should I paint these shutters and door?  I'm not sure whether to go with a burgundy red or navy blue.  Any other ideas are appreciated.  I'm going with a black roof.  Thanks!
