Hi All,

We own several properties in Omaha, NE and a couple turn key properties elsewhere. We are currently managing our own properties in Omaha. What system do use or recommend? We developed spreadsheets that work great the first couple years but now that we are getting a lot more properties we believe it may be beneficial to move over to an actual system.

Is it common for a property management company to give a rent discount for renewing a lease early? If it is common, is it common practice to not tell or ask the owner first?

Anyone have any other Property Management Companies in Memphis that may be good? We do not like not nor want to continue to use Premier Property. We have not found them to be good at all. If you look at their reviews they are really bad.
