Texas Landlords - financing feedback

I am looking for feedback on who is funding your rentals/buy and holds?  There doesn't seem to be a lot of options out there.

I use my local bank. They give me loans at 15% down, 5 year ARM on 15 year amortization. 2 % cap on rate increases. Interest rates averaging 5.25%. Purchase prices of 45 to 60k
