College Town Investing

By accident, I discovered through discussions with my oldest daughter who was home over the holidays from University that there is quite a market for renting out places to college students. It should not have been a surprise to me but alas, I'm busy and simply never sat down to think about it.

My largest concern is actually not getting a good price on the purchase. That's a foregone conclusion. I'm more concerned about what kinds of challenges does a renter face in such college towns? What dragons are unique to this market? Anyone have any experience in this regard?

I live in a college town and have rental which attract college students,  I get there parents as a co-signer, which helps if the landlord starts calling there parents because of the cops getting called or for damages, late rent, etc. If you have rentals in Lincoln, NE its par for the course. There will always be your good and bad tenants, college students or not.  

If you can find a good deal I would give it a try.
