I like the idea I think the tricky part would be SEC compliance and navigating all of those law while operating in all 50 states. Thanks for the update, I’m curious to learn more as you progress

I'm a smaller lender too and was using spreadsheets until we joined with mortgage automators. Their software is great but can be pricey for the smaller people who are just getting started. I see a need for a simple platform for loan origination, document tracking and serving i just don't know if there is a big enough market for it.  Good Luck I would love to see what you come up with.

I'm a private money lender in Lincoln, NE. Our average loan length is 5.25 months. But this partner? They completely shattered our expectations by completing this flip in just 57 days from close to close. Talk about getting in and out faster than a speeding bullet! And that's not all – they managed to finish the entire project and list the property in under a month. Impressive, right? I think 10-12% is a good. That what i'm seeing in my market.  I agree with @Taylor L. each state is different on lending law and guidelines. I could tell you how to structure it in Nebraska.  Good luck

We do all of our own serving in house and we use Mortgage Automators. Probably way to much for your situation but there were many good suggestions in the thread.
