By accident, I discovered through discussions with my oldest daughter who was home over the holidays from University that there is quite a market for renting out places to college students. It should not have been a surprise to me but alas, I'm busy and simply never sat down to think about it.

My largest concern is actually not getting a good price on the purchase. That's a foregone conclusion. I'm more concerned about what kinds of challenges does a renter face in such college towns? What dragons are unique to this market? Anyone have any experience in this regard?

Being a traveling executive (relocated many times in the US) I have discovered that there can be great struggle when trying to find homes to rent. Options apart from the commercially listed rental homes/appartments on the MLS often leave me disappointed and with limited inventory to review. A creative approach I have adopted is by contacting a real-estate agent who obviously represents the "sellers' interest and ask them to propose leasing options on sale properties that have been on the market over a year. Usually it does not take me long to find a motivated owner who is willing to consider renting as a way to offset his carrying costs on a home that's not selling.

After doing some research I can understand why "Leasing Agents" can be in short or no supply. The income generated from such representations is usually quite small (1/2-1'st months rent) and you'd need to be moving huge volumes to make those revenues stack up to reasonable living wages. That said, I think the approach of becoming a leasing agent would be perfect for a guy like me who has a stable career and is simply looking to enter real estate investing by drumming up "seed money" for future realestate investments in addition to my own disposable income decisions.

What challenges to Leasing Agents typically run into when dealing with real-estate companies who are primarily slanted towards selling their properties?

Is this idea of mine a "dead end"?

(Kathie) I am interested in the Little Rock group as well as continuing participation in the Hot Springs Meetup. I have signed up for the February CAREA meet up in little rock and we can certainly carpool. Call me when the date nears and we can coordinate. I'll drive. I can fit at least four more in the "dually" if anyone else is interested in ridding up with us.

(Paul) Right now I'm in the education phase but expect moving into 2017 I am going to make some investment decisions based on those educations. My early interests are B & C grade single family dwellings and apartment complexes for (Buy and hold) opportunities but with my oldest daughter in University I have discovered there is a real market opportunity is college towns with purchasing homes near campus and renting out  the bedrooms to students who want a little more independence than dormitories offer. I'm also considering financing borrowers but believe there is more safety and leverage to make this move as a partner with other capital suppliers. 2016 should afford me plenty of time to narrow down my interest and build my network to support a solid and viable investment entry next year.

Starting my journey to add a new "vein" of diversity to my current investment practices. I'm a bit green by most standards apart from the purchases and sales of my homes over the years. As a mid-career executive in the corporate world you can miss the "rush" you enjoyed during the climb and while I won't ever leave......I need a new "passion" and I've long harbored an interest in real estate investment. In my early 40's and ready to soak up the plethora of information I have already found on this site. More importantly, I'm looking to develop a close network of friends and business associates with whom the journey can be personally and professionally rewarding. Individual investing is great...but the best rewards I have ever obtained were through teamwork.
