Have YOU experienced the pleasures of being sued as a landlord? With or without an LLC?

Hey BP!

I'm currently in the process of setting up my LLC, primarily for asset protection, and working towards "legitimizing" my Real Estate Business.

Just curious how many of you have actually experienced a lawsuit through your RE biz? Would love to hear some stories...Did you have an LLC or not? What was the end result?

I hate the LLC debate but I will say that after 15 years and 26 rental units my real estate business is "legitimate". I was sued once. It was a tenant of a SFR that was behind on rent and sued me because he said mold gave his kid asthma. He didnt even show up in court. It was a last ditch effort to avoid paying rent. I dont have an LLC. Its all in my personal name. I have liability insurance. I feel Im covered.
